The appraiser then put together the data collected in the General Purpose report, sometimes referred to as the GP or GPar forms. This generally takes 2 to 3 days and then it will be delivered to you in pdf format.

1004 URAR (Uniform Residential Appraisal Report)

This is a form created by FNMA which is used in financial transactions for single family site built homes both attached (townhomes) and detached. The appraiser will make an appointment to come out and complete a property observation. Take exterior dimension measurements and photos of interior and exterior. Take notes on the condition of the home and amenities like pool, spa, wet bar, and fireplaces. After leaving the property the appraiser visually inspects and photographs from the exterior homes that have recently sold and currently for sale which were found to be comparable. This generally takes 2 to 3 days and then it will be delivered to you in your preferred delivery format typically through email or our Sun Point Portal.

1073 Condo (Condominium Form)

This is a form created by FNMA which is used in financial transactions for condominium ownership properties both attached (townhomes) and detached. The appraiser will make an appointment to come out and complete a property observation. Take exterior dimension measurements and photos of interior and exterior. Take notes on the condition of the home and amenities of the community like pool, spa, and parks. After leaving the property the appraiser visually inspects and photographs from the exterior homes that have recently sold and currently for sale which were found to be comparable. This generally takes 2 to 3 days and then it will be delivered to you in your preferred delivery format typically through email or our Sun Point Portal.

Land Appraisal

On this type of assignment there are either no existing improvements and/or the client has request the valuation of the site only. There will be no need for an appointment unless the customer wants to meet the appraiser at the site to discuss some items of concern. The appraiser does need to take photos of the site. Take notes on the condition of the site and notes on views, beneficial or adverse conditions. After leaving the property the appraiser visually inspects and photographs from the exterior homes that have recently sold and currently for sale which were found to be comparable. This generally takes 2 to 3 days and then it will be delivered to you in your preferred delivery format typically through email or our Sun Point Portal.

2055 Exterior (Exterior only Assignment)

On this type of assignment there will be no need for an appointment unless the home is a gated community and time is necessary to access community. The appraiser does need to take photos of the subject Front, Side, and Street. Take notes on the condition of the site and notes on views, beneficial or adverse conditions. After leaving the property the appraiser visually inspects and photographs from the exterior homes that have recently sold and currently for sale which were found to be comparable. This generally takes 2 to 3 days and then it will be delivered to you in your preferred delivery format typically through email or our Sun Point Portal.

Limited Desktop

On this type of assignment there will be no need for an appointment. The appraiser does not need to take photos of the subject. As indicated in the name of this type of assignment the entire process occurs at the appraiser's desk. The report is limited and many extraordinary assumption may be made as the appraiser does not visual inspect any aspect of the home and relies mostly on public data sources such as assessor and tax data sources, any data reported in the local MLS system and aerial photos from online sources. This generally takes 2 to 3 days and then it will be delivered to you in your preferred delivery format typically through email or our Sun Point Portal.
